Hunting Ranch
We are selling our 53.24 acre property that is on the Gunsight Hunting Ranch in Hudspeth County Texas. It is about 60 miles east of El Paso, and about 18 miles north of Sierra Blanca. rnrnThe Gunsight Hunting Ranch is 32,000 acres in size, which is 50 square miles. It is perimeter fenced and there are many watering holes scattered all over the ranch.rnrnIt is a shared hunting ranch, where every property owner has the right to hunt anywhere they want on the entire 32,000 acre ranch. This means you are allowed to hunt on the other owners' properties and they are allowed to hunt on yours. You are not buying the entire 50 square miles, but you are getting the right to hunt all of it. The buyer of this property will have the rights to have 4 hunters on the ranch at any given time. You can have as many non-hunting visitors to your property as you like. There is a restriction that you cannot sell leases to hunt on the ranch, and commercial outfitters are not allowed.rnrnBack in the 1970's the ranch was subdivided into these 53.24 acre tracts. Most buyers back then were just buying the land for an investment. About 90% of the property owners are from out of state and have never been to the ranch, and will probably never go there.rnrnThere is a cattle rancher operating on the ranch. The relationship between the rancher and the hunters is great. It is a mutually beneficial relationship as the hunters all pay their own property taxes, and the rancher has developed and maintains many watering holes for their cattle. The rancher gets to graze cattle on 50 square miles for free as we own the land and we pay the property taxes on it. The hunters get a huge property to hunt on that is perimeter fenced and has many water holes developed on it, which attracts a ton of wildlife onto the ranch.rn rnThere are good mule deer populations and they get some big ones on the ranch each year. There are also javelina, quail, coyote, mountain lion, feral hogs, etc. Plus there are exotics in West Texas, which are aoudad sheep and the oryx gazelle. They are both very large animals that were introduced from Africa, and there are good populations of them in West Texas, although because of their roaming nature you might not always find them on the ranch. You do not need hard-to-get specialized licenses to hunt them. Also the elk population in the county has risen greatly over the last few years.rnrnThe ranch varies from rolling hills to canyons and draws with the Finlay Mountains running along the western side, and several deep canyons especially on the southern end. There are limited roads on the ranch and a 4 wheel drive is generally needed. You can use a quad or a horse to get around to almost anywhere you want to go. There are no utilities other than the power lines going to the rancher's property. You can build a cabin or set up a travel trailer on the property if you like as there are no restrictions. There is no zoning in this county so you can build anything you want, anytime you want, and with no governmental permitting. And you can use your property any time that you want.rnrnOur property is Tract 1 in Section 21 of Block 22. It is 1/6th of a mile wide and 1/2 of a mile long, and it contains 53.24 Acres. The price is firm at $15,975, which is $300 per acre. With a minimum of $5,000 down, I would finance the balance for a couple of years at 9% interest. The taxes are about $120 per year. rnrnHere is the NAD 83 GPS of the northwestern corner of the property.
